
Lagos Cracks Down On 176 Illegal Estates Without Layout Approvals
In a sweeping regulatory move, the Lagos State Government has flagged 176 estate developments as illegal, citing their failure to obtain mandatory layout approvals from the Ministry of Physical Planning and Urban Development.
The estates, concentrated in high-growth corridors such as Eti-Osa, Ajah, Ibeju-Lekki, and Epe, have been issued a 21-day ultimatum to regularise their documentation or face potential sanctions.
The crackdown is part of the state’s broader effort to enforce orderly urban development and uphold the principles of the T.H.E.M.E.S+ Agenda—Governor Babajide Sanwo-Olu’s strategic blueprint for building a resilient, smart city. According to Engr. Oluwole Sotire, Permanent Secretary of the Office of Physical Planning, the unapproved estates undermine sustainable development and pose risks to infrastructure planning, environmental safety, and public welfare.
Among the estates cited are: Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; Royal View Estate, Ikota.
The Ministry has directed developers to submit layout documentation to its office in Alausa, Ikeja, within the stipulated 21-day window to begin the approval process.
The enforcement action is part of a routine audit and aligns with the Ministry’s mandate to regulate both public and private estate development.
Officials also reminded developers of the requirement to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which oversees compliance and ethical standards in the property sector.
This move signals a tightening of oversight in Lagos’ booming real estate market, where rapid expansion has often outpaced regulatory control. It also reflects growing concerns over unplanned settlements and their impact on traffic, drainage, and public services.
